Quality photographs will let you see clearly what the property has to offer, and our accompanied viewings will give you the full guided tour plus the opportunity to ask any questions you may have about the property, the location or the tenancy.


We work alongside a specialist external referencing agency to obtain references on our behalf. They’ll contact your employer and current/previous landlord and each person over the age of 18 who will be living in the property. These checks are an essential and standard part of the letting process for our landlords’ peace of mind.

Credit check fees £200.00 per adult including VAT

This fee covers the credit and referencing checks required before we can consider you as a tenant. It is payable for every adult over 18 years old that will be living at the property.

£120.00 INC VAT inventory and check out fee

This is arguably the most important document between the landlord and the tenant. It is important to have a thorough and detailed inventory which serves a number of vital functions, including providing a catalogue of the let property, an unbiased record of its condition and any items included in the tenancy. It forms part of the legally binding contract. This fee is payable once the referencing has been carried out as acceptable.

Deposit and rent in advance

We usually ask for a month rent as a deposit and a month rent in advance to cover the first month rental period. Some landlords will ask for six week’s deposit in certain situations. The deposit is always held in The Deposit Protection Scheme.
