This is a question I get asked many times. The correct answer, and an answer you would expect me to say being an estate agent, is yes, put your home on the market, preferable with Tyler Estates and let us find your next property for you.
The reason I would advise this course of action is that you need to be in with a chance when a new property is brought to market, especially in the current market conditions where there are not many properties coming up for sale and when they do, new listings are getting snapped up by buyers in a better position, namely they have sold their property or are first time buyers that are known to the estate agent.
How we work at Tyler Estates is that we send all new instructions to our buyers before the property is listed on Rightmove or Zoopla and target those in the best position. If you are not registered with estate agents or your home is not on the market (if you need to sell a property in order to purchase your next property) it is likely that you would lose out on this occasion.
An example of this happened only last week. We took on a beautiful three bedroom property on the Friday, contacted 15 potential buyers all in a good position and 13 arranged viewings. Firstly, the lack of properties of good quality and priced correctly that are on the market and the demand for these type of properties thus creating a situation where buyers are needing to pay over the asking price in order to secure their dream home. Incidently, we received six offers on this property.
`Oh yes, but I cannot see many houses for sale that I like`, I hear buyers say and this is a point well made, however, any agent worth their salt should be pro-active and canvass their `patch` to see if owners could be persuaded to move. This can prove successful in certain cases and provides a win-win situation.
