A: The costs involved in selling your property consist of the following:
- An Energy Performance Certificate: Tyler Estates can provide you with this document as part of our fee therefore you have no upfront costs when selling your home.
- Estate Agent Commission: Commission fees become payable once your estate agent sells your property and contracts are signed. This is charged as a percentage of the sale price + VAT.
- Legal Fees: These vary depending on the solicitor you select. Tyler Estates team work with several solicitors in the area and we are happy to pass on their details.
Q: Are there any additional marketing costs?
A: Marketing is included in the commission fee, however, some agents do make a charge for extra marketing, at Tyler Estates we do not make any extra charges. It is always worth checking with your estate agent to ensure you are fully aware of all costs.
Q: Where are my ‘Title Deeds’?
A: Your title deeds are proof of ownership of your property. They will be held by your bank or building society, if you have a mortgage and your solicitor will obtain the deeds and let the buyer’s solicitor have a copy.
Q: Do I need to redecorate before I put my property on the market?

Q: Who will conduct viewings on my property and when will they occur?
A: Your estate agent should accompany all viewings during their opening hours. At Tyler Estates we conduct ALL viewings where possible to ensure your property is showcased to it’s full potential, this takes some of the stress away from you and it allows us to present your home in the best light.
Q: Do I need to be present for viewings?
A: Your presence at viewings is not necessary unless you feel you would like to be at the property. Tyler Estates takes absolute care over ensuring your property is untouched during viewings. It is also worth taking into consideration that potential buyers feel a little more at ease if the owner is not present.
Q: If I accept an offer will my property still be viewed?
A: This depends on the conditions of the offer and what your preferences are.
Q: Do I have to pay ‘Stamp Duty’?
A: No, the buyer is responsible for paying Stamp Duty
Q: When would I have to move out once my property is sold?
A: On the completion date, which is mutually agreed by yourself and the buyer.
Q: Do I have to pay Capital Gains Tax on the property?
A: If you are selling a property that is your main home, you won’t have to pay tax on it as long as you satisfy certain conditions. However, if you are selling a property that is not your main home, it is likely you may have to pay Capital Gains Tax.
