5 Questions sellers ask us about moving home

1. Should I sell my house first or find the next one?

This is always asked by sellers. My reply is a definite yes. The reason I say this is because once you have a buyer, you not only know how much money you have to play with for your next purchase, it also puts you in good stead to negotiate a better deal on your next home as you would have a complete chain behind you.
2. Will you do the viewings for me? I don't think I would like to do them.

Absolutely. Yes. We see this as a key part of our role, we don't show buyers around as a tour guide, we try to understand their needs and wants and match buyers to homes. We always ask for feedback on the day that we can pass on to you and we invite an offer too.

3. I haven't moved for over 30 years, has the process changed much.

In essence the process hasn't changed that much, however, we now embrace technology. Lots of what we and solicitors do is online, in fact your buyer will likely see your property for sale on the internet as 90% of buyers search online. This leaves 10% of buyers coming from our buyers list and we actively call out form this list to encourage viewings. We would always recommend a good ole For Sale board as another means of marketing, you would be surprised how much attention they create.

4. How much does it cost to move home these days?

There are naturally costs involved in moving, ranging from an EPC Energy Survey which is about £100 and it lasts for ten years, to the Government Stamp Duty tax. This is a percentage of the property that you purchase, not the one you sell. It will also be slightly higher if you own other properties. There will be solicitor fees and removal costs and of course the estate agents fee. We can give you a detailed breakdown of likely costs and obtain two solicitor quotes for you to compare.

5. I have heard horror stories about moving home.

With anything that happens often there will be extreme cases. Our role at Tyler Estates is to minimise the stress and iron out any potential issues before they happen. We do this by making sure we have all information upfront about your property, once an offer is made, we check out the buyers situation and only when we are happy do we take the property off the market. Our full time sales progressor will then take over and you will have direct access with her, she is one of the Directors of the company, she will keep everyone informed and updated along the way.
